THE SELLING PROCESS


1 Value Your Property
We offer you a FREE valuation, which is conducted at a convenient date for all parties. 
 
2 Contracts
If you are happy that we can provide with the service you require.
We can proceed to signing contracts with you, which highlights all the main areas of interest you are required to be aware of.
 
3 Sales Account Processing
We will then process all your account information, produce sales particulars, which will be required to be signed off from you, before we can market your property.
 
4 Marketing
When we receive a copy of your signed sales particulars, we can then arrange for full marketing uplift for your property.
 
5 Viewing Monitoring and feedback
During the sales process, no matter which party conducts the viewings, you will receive regular updates of any viewings, and we will alos be available for discussions about your property at all times during office hours.

 

6 Offers
When an offer is made to us by a potential purchaser, we will at first qualify the buyer, to ensure ONLY are genuine offers are given to for consideration.  When you accept an offer, letters are sent to you, the buyer and the respective solicitors. Sales letters and memorandums are drafted by us.
 
7 Conveyancing
Once the buyer's solicitor has checked all relevant documentation, any omissions are raised and a local authority search is initiated.
 
8 Survey
A surveyor will be appointed by the buyer or their lender. The survey establishes the structural integrity of the building and it's value. Mortgage offers will be issued within ten days of the survey.
 
9 Exchange of contracts
Your solicitor will report to you with the contract when ready for signing. You then have to agree a completion date with your purchaser or their solicitor. If you are in a chain, a simultaneous exchange with your next purchase carried out using the deposit from your sale?
 
10 Completion
Completion usually can only take place between 9am and 3pm on a weekday. Congratulations! Our fees should be paid by your solicitor from the sale proceeds.
